# Brick repairs and replacement

Brickwork problems are cheap to fix early and costly to ignore. Left alone, they can cause extensive long-term damage.

Given the value of your property, it's important to deal with brickwork problems early. The common problems below can lead to structural damage, rising damp, internal water leaks, cracks in internal walls, weakened structural walls and even wall collapse.

## Common brickwork problems

1. **Eroded pointing**: Eroded mortar leaves brickwork loose and dangerous, and lets water seep in, leading to the problems above. Replacing the eroded mortar removes the safety risk and stops further structural damage.
2. **Brick fretting**: The crumbling, powdering or flaking of bricks or mortar, common on the weathered side of a building, in seaside suburbs and near pools. It's caused by incorrectly mixed mortar, or by a chemical reaction as salt crystals dry and dissolve in the hydrated lime mortar. With ongoing rain, salt and drying, the crystals grow larger and the mortar and bricks keep breaking down.
3. **Brick bulging**: Bulging shows the wall structure is moving. Because structural movement is serious, our consulting engineers and qualified builders work out the most effective fix, whether replacement, repair or other means.
