## About OneVision

### Isn't OneVision a window cleaning company?

Window cleaning and roof anchors are where we started, and we still do them. Today most of our work is building remedial and facade upgrades: repairs, extensive water investigation, building reports, painting, cladding replacement, waterproofing and roofing on strata and commercial buildings. Our access trades work alongside our remedial building and engineering team, so we can reach every part of a building without scaffold and fix it properly.

### What types of buildings do you work on?

Strata apartment buildings, commercial and mixed-use buildings, heritage buildings, industrial sites and government buildings. Most of our clients are strata managers, owners corporations and building managers.

### Where do you work?

We're based in Cronulla and work across Sydney, and we take on projects further afield on request, like Jade Apartments on the Gold Coast.

### Are you licensed and insured?

Yes. OneVision Project Services Australia Pty Ltd holds NSW contractor licence 295049C. We carry public liability and professional indemnity insurance up to $20 million, plus workers compensation, and send certificates of currency with every quote on request. Rope access is carried out by IRATA or ARAA certified Level 2 and 3 technicians, and work that needs a trade licence is done by appropriately licensed trades.

### How long have you been in business?

OneVision Project Services Australia Pty Ltd was established in 2013, and our team brings more than 25 years' experience in building access, maintenance and repairs. Some buildings have trusted us for over a decade.

## Rope access and safety

### What is rope access?

Our technicians work from ropes anchored to the roof, each with a working line and a separate safety line. It lets us reach any part of a facade quickly, without scaffold, swing stages or large lifts.

### Why choose rope access over scaffold?

It is usually faster to set up and pack down, costs less on high buildings, keeps footpaths and balconies clear, and doesn't cover the building for weeks. Where scaffold or an elevated work platform is the better option, we tell you and arrange it.

### Is rope access safe?

Yes, when it is done properly. Every job has a site-specific risk assessment and Safe Work Method Statement, a rescue plan, and technicians trained and certified for rope access. We follow Australian standards and NSW work health and safety law.

### Will residents be disturbed?

We give notice before we start, work in stages, and keep drops and exclusion zones clearly marked. Residents keep using their homes and balconies for most of the job, and we tell them in advance when we need access to a balcony or window.

### What happens if the weather turns?

We stop rope work in high wind, rain or storms. The program allows for weather days, and we let the building manager know of any change.

## Painting, repairs and leaks

### Can you repaint a whole building without scaffold?

Yes. We repaint full facades by rope access, working in drops and stages so the building stays in use. We pressure wash, repair and prepare the surfaces first, then apply the specified coating system, for example Dulux Weathershield or Emerclad.

### How long does an external repaint last?

It depends on the coating and the exposure. On coastal buildings we recommend a wash and touch-up about every two years to keep salt and grime from breaking the finish down early.

### Can you fix concrete cancer, cracked render or loose tiles?

Yes. We repair spalling concrete, cracked render, brickwork and failing stone or tile cladding, and we make unsafe facades safe first when that's needed. Recent examples include removing all the decorative sandstone tiles from a building in Kogarah.

### We have a leak and don't know where it's coming from. Can you help?

Yes. We investigate before we quote a repair: water testing, flood testing of balconies and awnings, and checking roofs, box gutters, flashings, window seals and brickwork. You get a report with photos showing the cause and the recommended fix.

### Do you replace cladding?

Yes. We remove non-compliant cladding and install compliant replacement panels, including work under fire orders, with the flashings, sarking and sealing around them.

## Anchors, height safety and window cleaning

### How often do roof anchors need to be recertified?

At least every 12 months, under the Australian standard for height safety systems (AS/NZS 1891.4), or sooner if the manufacturer requires it. Uncertified anchors must not be used, which can stop window cleaning, maintenance and repairs on your building.

### What does recertification involve?

We inspect every anchor, rail and access point, load test them, tag each one with its test date, and give you a certificate and report listing anything that failed or needs attention, with photos.

### Can you design and install a new height safety system?

Yes. We design roof and facade access systems, install anchors, rails, davits, ladders and static lines, and certify them on completion. Because our own technicians use these systems, we design them to be practical as well as compliant.

### How often should our windows be cleaned?

It depends on the building and its exposure; coastal and main-road buildings usually need more frequent cleans. One Cronulla building has had its windows cleaned every four months for more than ten years. We can book you into a regular schedule so you don’t have to organise it each time.

### Can you do the anchor recertification on the same visit as the window clean?

Yes. Most of our clients combine them, which saves a separate call-out.

## Quotes, strata approvals and after the job

### How do I get a quote?

Call 1300 555 300, email us, or use the quote form with a few photos. We usually inspect the building before quoting so the scope is right the first time.

### What's in your quote?

A clear scope of work, the access method, the materials and coating system, what's excluded, the program and staging, and the price. Where there are options, for example rope access versus scaffold, we show them side by side so the committee can compare like with like.

### How long is a quote valid?

Our quotes are valid for 90 days from the quote date. If it expires, we review the scope and reissue it.

### Can you help us get approval from the strata committee?

Yes. We can attend a committee meeting or site walk, answer owners' questions, and provide our licence, insurance certificates, safety documents, references and a capability statement with similar projects.

### What if you find more damage once work starts?

We stop, photograph it, and send the building manager a written variation with the cost before doing any extra work. Nothing extra is done without approval.

### What happens when the job is finished?

You get a completion report with before and after photos, any certificates and warranties, and a 12-month defects liability period on project work. We can then add the building to a maintenance schedule so washes, recertifications and inspections happen on time.
