## Cammeray Square, Cammeray

Cladding replacement on Buildings B and D (fire order), facade works, a staged repaint of Building A, balcony and terrace upgrades and leak repairs.

### The problem

Fire orders on the cladding of Buildings B and D, leaks into apartments and ground-floor shops, and ageing balconies and facades, on a complex that had to stay open.

### How we accessed it

Our own rope access crew worked from the roof anchor system we recertify each year. No scaffold across the street frontages, shops kept trading below, and one contact for the strata committee throughout.

### The result

Cladding on Buildings B and D replaced under the fire order in 2021. Building A repainted in stages, balconies and the rooftop terrace rebuilt, and 14 leak investigations traced and fixed. The complex is on a yearly window cleaning and anchor recertification schedule.

### Scope of works

- **Cladding replacement, Buildings B and D (fire order)** (Cladding, Building D April 2021 · Building B May–Nov 2021): Removed the non-compliant aluminium composite cladding and fixed new fire-compliant Vitradual panels by rope access, with the building occupied and shops trading below.
- **Facade works to Buildings B and D** (Remediation, 2021, alongside the cladding): Rebuilt the weather-proofing behind and around the new cladding: new sarking and flashings, sand-cement repairs, and resealing of window frames and sliding doors.
- **Staged repaint of Building A** (Painting, March 2022 – February 2023): External repaint of Building A in stages, from March 2022 through to the east wall in February 2023, after condition reports on every building in June 2021.
- **Balcony and terrace upgrades** (Waterproofing, Feb 2023 – June 2025): Rebuilt balconies and the common rooftop terrace: removed old decking and tiles, installed new drainage and waterproofing membranes, then tiles or pavers, plus new slat screens and gates on the rooftop. Engineer-specified.
- **Leak investigation and repairs** (Waterproofing, 14 investigations, 2022–2024): Water and flood testing to trace leaks into apartments and ground-floor shops, then targeted repairs to balconies, window seals, awnings, flashings and drains.
- **Annual window cleaning** (Cleaning, Every year since 2020): Yearly external window cleaning of every building by rope access, including glass other contractors can’t reach, plus facade pressure washing, glass awning cleaning and graffiti removal.
- **Annual anchor recertification** (Height safety, Same visit as the window clean): Yearly inspection, load testing and recertification of the roof anchors and access systems, done on the same visit as the window clean.

Decorative sandstone tiles removed, emergency remedial works and render facade repairs, by rope access with the building occupied.

### The problem

Decorative sandstone tiles on the facade were failing and needed to come off urgently, without moving residents out.

### How we accessed it

Every tile was removed by our rope access team working from the roof, with the building occupied and the footpath kept open below.

### The result

All decorative tiles removed, emergency remedial works complete, sandstone and render repaired and handrails repainted. Completed August 2026.

### The problem

A beachfront building in salt air that needs constant care, and a facade that has to be safe and easy to reach for every trade.

### How we accessed it

We installed and maintain the height safety system, including a Raptor facade access rail in 2018, so every visit starts from a certified, fast set-up.

### The result

More than 10 years as the building’s maintenance partner: cleaning every 4 months and repairs as needed.

## Jade Apartments, Surfers Paradise

### The problem

A beachfront tower exposed to salt and sun, due for a full external repaint and repairs, with every surface at height.

### How we accessed it

The whole job was done by rope access, from pressure washing through to the final coat, with no scaffold on the building.

### The result

All external surfaces repainted, glass balustrade joints resealed and concrete repaired, delivered interstate by our own team.

### The problem

A brick strata with recurring leaks through windows, balconies and gutters, and a facade that needed cleaning, repointing and protection.

### How we accessed it

We installed the building’s access systems in 2016 and recertify the anchors, so every repair since has started from a certified, fast rope set-up.

### The result

Leaks traced unit by unit and fixed, balconies waterproofed and rebuilt, new gutters and flashings, and the external brick facade cleaned, repointed and sealed in February 2026.

- **Gutters and flashings** (Roofing, May 2025 – February 2026): Gutter system investigation, new gutters on one block and flashing replacement.
- **External brick facade cleaning, repointing and protective coating** (Remediation, February – March 2026): Cleaned the brick facade, repointed failed joints and applied a protective coating, by rope access.
- **Roof pressure washing** (Cleaning, March 2026): Pressure washing of the roof.
