## The problem

A brick strata with recurring leaks through windows, balconies and gutters, and a facade that needed cleaning, repointing and protection.

## How we accessed it

We installed the building’s access systems in 2016 and recertify the anchors, so every repair since has started from a certified, fast rope set-up.

## The result

Leaks traced unit by unit and fixed, balconies waterproofed and rebuilt, new gutters and flashings, and the external brick facade cleaned, repointed and sealed in February 2026.

## Scope of works

- **Installation of access systems** (Height safety, 2016): Roof anchors and access systems designed and installed for ongoing rope access work.
- **Leak investigation and water testing** (Waterproofing, June 2024 – July 2025): Water testing around windows, balconies, stairwells and gutters to trace leaks into apartments, then targeted repairs.
- **Balcony waterproofing and rebuilds** (Waterproofing, September 2024 – 2026): Balcony waterproofing, remediation and full balcony upgrades.
- **Gutters and flashings** (Roofing, May 2025 – February 2026): Gutter system investigation, new gutters on one block and flashing replacement.
- **External brick facade cleaning, repointing and protective coating** (Remediation, February – March 2026): Cleaned the brick facade, repointed failed joints and applied a protective coating, by rope access.
- **Roof pressure washing** (Cleaning, March 2026): Pressure washing of the roof.
- **Anchor recertification** (Height safety, October 2024 · February 2026): Inspection, load testing and recertification of the anchor system.
